FIXED-TERM ACCOMMODATION AND RENTAL AGREEMENT

The subject of this agreement is the fixed-term rental of the property whose details are provided between the parties, arranged to determine the scope of the rental as well as the mutual rights and obligations of the parties.


1. DEPOSIT AND DAMAGES

The rented house is delivered furnished as displayed on villarunner.com.

Upon check-in, the tenant pays the damage deposit stated in the rental agreement to the owner or their representative.

Any damage noticed at the beginning of the stay must be reported in writing to the owner or representative within 24 hours of check-in.

At the end of the rental period, if any loss, damage, or deficiency caused by the tenant is detected, Villa Runner reserves the right to recover these damages from the tenant. Otherwise, the deposit will be refunded.


2. PAYMENT TERMS AND UTILITY USAGE

The remaining balance after the prepayment must be paid in cash, via bank transfer, or EFT to the owner or representative at check-in. Without payment, key delivery and check-in cannot take place.

The rental fee includes electricity, water, natural gas, pool, and garden maintenance. In case of exceeding the usage limits (150–400 kW weekly), the difference will be charged to the tenant.


3. CHECK-IN AND CHECK-OUT TIMES

  • Check-in: 16:00

  • Check-out: 10:00

These times are determined according to the cleaning schedule. Changes are only possible with the written approval of the owner.


4. RESPONSIBILITY OF THE AGENCY

Villa Runner acts as an intermediary between the property owner and the guest. In case of issues affecting the stay, the owner is primarily responsible. If the problem cannot be resolved, Villa Runner may provide support but cannot be held directly responsible.


5. INSURANCE AND SECURITY

Insurance arranged by the property owner covers only the house and its contents. Guests are advised to arrange their own personal insurance for life, health, travel, or theft.


6. OCCUPANCY LIMITS

The number of guests cannot exceed the number stated in the reservation. If additional guests are found, the owner may charge extra fees or ask them to leave.

The rented property cannot be transferred to third parties.


7. CANCELLATION AND REFUNDS

  • Cancellation 30 days or more before check-in: Deposit refunded.

  • Cancellation 15–30 days before check-in: Deposit not refunded, 50% of the rental fee charged.

  • Cancellation 0–14 days before check-in: 100% of the rental fee charged.

  • Early departure after check-in: No refund.


8. FORCE MAJEURE

Situations such as state of emergency, earthquake, fire, war, pandemic, or transportation disruptions are considered force majeure. If written notice is given at least 2 days before check-in, paid fees will be refunded.


9. HOUSE RULES

The tenant must use the property and its furnishings carefully and return them as received. Noise, illegal activities, or disturbing behavior are prohibited. In such cases, the rental may be terminated without refund.


10. RESPONSIBILITIES OF THE OWNER AND AGENCY

The property owner is responsible for delivering the house in full and clean condition, and for resolving technical issues. Villa Runner may assist in the process but is not directly responsible.


11. PET POLICY

Pets are only allowed with prior written approval from the property owner and Villa Runner. Otherwise, the guest may be evicted without refund.


12. INVOICING AND TAX RESPONSIBILITY

Villa Runner issues invoices only for its commission. Tax liability for the rental fee rests with the property owner.


13. DATA PROTECTION (KVKK)

By completing the reservation, the guest consents to the processing of their personal data. Data may be used to improve service quality and will not be shared with third parties, except where legally required.


14. CLEANING AND SERVICES

The property is cleaned before check-in. Additional cleaning requests during the stay are subject to extra charges.
Pool, garden, water, and internet services are included.
Car rental, transfer, and tour services are available at extra cost.


15. REMINDERS

  • Confirm directions via map or navigation beforehand.

  • Inform both Villa Runner and the property owner one day before check-in.

  • Carry printed copies of the agreement and directions.

  • Respect the cleaning schedule set before check-in.


16. JURISDICTION

In the event of disputes arising from this agreement, Marmaris Courts and Enforcement Offices shall have jurisdiction.
